Falls Area Development Corporation
The Falls Area Development Corporation (FADC), is a 501(c)(3) nonprofit and acts as the redevelopment arm of the Sioux Falls Development Foundation, bridging the gap between industry job growth and urban revitalization. Established in 2022, the FADC was created to address the expanding economic development opportunities available in the Sioux Falls area. It is tightly integrated with the Sioux Falls Development Foundation, leveraging shared services and the same professional staff. While the SFDF continues to focus on large-scale industrial projects like Foundation Park and strengthening the talent and workforce pipeline, the FADC can focus on real estate solutions that may not fit a traditional industrial development model.

Key Projects
The Sanford District
On February 16, 2026, Smithfield Foods announced plans to stay in Sioux Falls and invest in constructing a new state-of-the-art facility at Foundation Park, presenting a generational opportunity for Sioux Falls and South Dakota: opening over 100 acres in the core of Sioux Falls adjacent to the city’s namesake: Falls Park.

N. Minnesota Ave. Redevelopment
The FADC acquired nearly one acre along N. Minnesota Ave. The four single–family homes on the property were relocated, rehabilitated and sold to income–qualifying buyers, clearing the property for future development more suitable along a major arterial street.
Former downtown Sears building
Falls Area Development Corporation coordinated the land acquisition of the former downtown Sears building, nearly 10 acres of land on the Eastbank of downtown Sioux Falls for future redevelopment.
